Who is paying for the fence between two lots?
We are currently building in Shoreline Redland Bay and we were missing a fence from one side. We did contact the neighbors (they are also building) with the verbal quote we got from the fence builder in that development area. They thought that quote was too much, and wanted to leave it until their build is finished. I calculated the cost also and ended up doing the fence myself.
The fence contractor whom I asked an opinion from, said that the frame of the fence at least would be better to do before slab and underground pipes to prevent damaging piping afterwards. Houses are too close to each other. The ground is too hard to hand digging so before build commenced it was easy to get a digger to do the posts footings. The posts and rails were already up for about 5 months during our build and now one month before handover I finished it with the palings. Total cost including my time came about $5,000.
Now the neighbor told us that they are not willing to pay anything, because they are upset that we have the palings facing our house. They have been visiting their build almost weekly and seen this fence progress, also that the rails were on our side, and them being there also at the same time as I have. I have even discussed about this fence with him at those times.
The fence is done using same materials and profile as other fences developer has built in this estate. Our entertainment area is on that side of the house plus we have big windows looking out to that fence from dining & living. This side is also our only walk path to the back yard so in our opinion the palings were better on our side, especially when the neighbors entertainment is on the other side of their house and this fence is not seen from there.
$2,500 seem to be too much for the million dollar house owner next door.
